Cuyahoga County board of revision taking property valuation complaints

Following the 2018 sexennial reappraisal and concerns from taxpayers that property values have risen, Cuyahoga County residents may submit valuation complaints to the county board of revision.

Taxpayers have until April 1 to file a complaint.

“Filing a complaint with the board of revision is your opportunity to sit down with the hearing board and present your case as to why your tax year 2018 property value is too high,” said Shelley Davis, Cuyahoga County Board of Revision administrator.

There are several different ways to file a complaint:

1. E-file online via email. This is the most efficient method. Online filing does not require notarization.

2. Print a form and mail it. Paper copies need to be signed and notarized.

3. Visit the BOR office, 2079 East Ninth Street, Cleveland, and fill out a complaint in person. There is usually a notary on site.

The board will set a hearing date that homeowners are encouraged to attend, as hearing officers often have questions regarding the details of the case.

Timing of a scheduled hearing will depend on the complexity of a case, number of parties involved and if the BOR is required to make notice to a board of education. Taxpayers willing to waive their 10-day hearing notice usually can be scheduled between vacancies. Contact borinfo@cuyhaogacounty.us or 216-443-7195 to check on the status of a hearing.

Taxpayers are encouraged to submit evidence supporting their case. The board of revision website provides examples of evidence. All material must be labeled with the parcel number.
